Planning Applications

Consent to Sever (Severance)

This process pertains to an application for consent pursuant to Section 53 of the Planning Act

  • Prior to the Municipality processing the application, it is required that a copy of the attached application form be completed including the required sketch and /or preliminary survey and processing fee of $1800.
  • For each additional planning application (e.g. official plan or zoning by-law amendment, severance, etc.), on the same lot, a fee of $900.00 would apply
  • Instructions on the Consent Application are included on the first two pages of this application.

Minor Variance

This process pertains to an application for a minor variance pursuant to Section 45 of the Planning Act

  • Application Fee of $600.00 In addition to the Application Form and Fee, you may be required to submit a preliminary site survey or a detailed legible scaled drawing with applicable measurements.
  • Municipal staff will advise as to the specific drawing requirements at the consultation meeting.
  • Instructions on the Minor Variance Application process are included on the first two pages of this application.

Zoning By-Law Amendment

This process pertains to an application for zoning by-law amendment pursuant to Section 34 of the Planning Act

  • Prior to the Municipality processing the application, it is required that a copy of the attached application form be completed including the required sketch and /or preliminary survey and processing fee of $1800.
  • For each additional planning application, (e.g., official plan or severance, etc.), on the same lot, a fee of $900.00 would apply.
  • Instructions of the Zoning By-Law Amendment process are included on the first two pages of this application.

Site Plan Approval Application

This process pertains to an application for site plan approval pursuant to Section 41 of the Planning Act

  • Prior to the Municipality processing the application, it is required that a copy of the attached application form be completed including the site plan submission package detailing the requirements of the North Middlesex Site Plan Checklist (attached) and a deposit of $1000.
  • Please also note that the Municipality requires electronic submission of all drawings that form part of the application.
  • Applicants are responsible for the Municipality’s costs in reviewing the plans and developing the site plan agreement (i.e. all engineering and solicitor’s fees incurred by the Municipality will be invoiced to the applicant).
  • Instructions on the Site Plan Approval process are included on the first two pages of the application.

Official Plan Amendment

This process pertains to an application for an official plan amendment pursuant to Section 22 of the Planning Act

  • Application Fee of $2000.00 must accompany the application along with a Preliminary Site Survey, other reports deemed appropriate for the project and may also entail more than one application. This would be determined at the pre-consultation meeting.
  • This process can take up to 6 months for a decision and/or final approval therefore it is recommended that early contact be made with the municipality regarding your potential project.

Plan of Subdivision

This process pertains to an application for a plan of subdivision/condominium pursuant to Section 51 of the Planning Act

  • This application form is to be used when submitted a proposed plan of subdivision or condominium to the County of Middlesex as the Approval Authority.
  • The County encourages those considering making an application to pre-consult.
  • The County will organize and host a pre-consultation meeting where an applicant has an opportunity to discuss a proposal with staff from the County, the local municipality and affected agencies.
